There is normally no charge to professionals for downloading this information providing the information is used solely for the purpose of sale or on instruction of the member.

Some general documents are available on the public documents section of this website and will include the Block Insurance Certificate and the Certificate of Incorporation of Sycamore House Flat Management Company Limited. Apartment specific documents are held within the members site for which access is only via username and password.

 

The general purpose of the flat management company includes  - but is not limited to - :-

  • Ensuring the communal block of flats as a whole is adequately and continually insured
  • Ensuring the regular inspection of, and if neccessary arranging servicing and repair of electricial system, lighting, heating, intercom system, communal aerial, door mechanisms, window systems, fire alarm etc.
  • Ensuring the regular cleaning of the block common parts stairway, bin store, landscaping etc.
  • Ensuring payment of due bills for common parts to authorised contractors for services e.g. lighting
  • Collection of lease ground rent and lease covenants are maintained
  • Ensuring change of ownership of flat/ lessess are recorded and kept up to date at all times
  • Liasing with lessees solicitors on sale or assignment of individual flat lease's
  • Prepare annual financial and management accounts for members, Inland Revenue and Companies House
  • Encouraging as far as possible that all members take an active part and interest in the management of the company and maintenance of common parts
  • Set an annual budget and ensure collection of ground rent, annual service charge, and contribution to sinking fund for costs of repairs and renewals as required.
